6、三、设计总体要求 the overall design requirements1、符合甲级写字楼标准，设计高度为 155 米；裙房一、二层层高应大于 9.0 米，标准层高度考虑做到 7.0-8.0 米。1, Accord with class A standard for office building with design height of 155 m; the first and the second floor of the annex should be higher than 9.0 m, and the standard floor can be as high as 7.0

16、eas; (2) Layout design should be considered with construction cost to achieve a reasonable ratio; （ 3） 将容积率做满，同时考虑设计空间在二次装修后的充分使用；（ 4） 要确保“滨海” 、“ 特色”、“高档”的产品定；(3)FAR is to be maximized with the full use of the design space after the secondary fitment; (4) The orientations of “coastal”, “characterist

29、理好场地内的智能化设计、供水、供电、给排水、排污、排洪等管线的布置问题，设计同时应考虑预留足够空间，便于以后施工接口和建筑的可持续发展。环卫设施：充分考虑环卫设施的合理数量和位置，如何和景观相结合，同时方便写字楼的日常使用及管理。Integrated Pipeline : rationally use the available water, electricity, gas, telecommunications and other municipal and professional pipeline interfaces; handle well the pipelines layout
